CONCRETE REPAIRS
Understand the condition. Choose the right next step.
Understand the problem before choosing a repair
Surface wear, chipped edges, cracks and a displaced slab are not the same condition. Tell us when the issue appeared, whether it is changing and how the area is used. Photos help begin the discussion, but a closer review may be needed to understand the surrounding concrete, drainage and signs of movement.
Surface damage and localized repairs
Some isolated damaged areas can be considered for a defined repair scope when the remaining concrete is suitable. Loose or unsound material and contamination need attention before an appropriate repair material is selected. We discuss the repair limits and likely appearance; repaired areas may remain visible and may not match the original color or texture.
Cracks, settlement and uneven sections
The visible crack is not always the whole problem. Changes in elevation, repeated movement or damage that continues to spread can point to conditions a cosmetic patch will not address. We review the situation before recommending concrete work. Significant structural concerns may require an appropriate professional assessment before a repair approach is established.
Resurfacing is a separate decision
An overlay can improve the appearance of suitable existing concrete after evaluation and required preparation. It is not an automatic answer for every crack or damaged slab. Surface condition, previous coatings, drainage and movement all affect suitability, and an overlay can reflect cracks that continue to move underneath it.
When replacement may be the better scope
Widespread deterioration, unstable panels or damage that makes a suitable repair impractical can call for removal and replacement. Partial replacement may be possible when the limits can be defined appropriately. We discuss the affected area, adjoining concrete and access before preparing a proposal rather than assume the largest or smallest scope is always the right one.
Care after repair and signs to watch
Observe the material-specific curing and return-to-use guidance, clean with suitable products and keep water from collecting where it can contribute to problems. Monitor recurring cracks, new separation or changing elevations. A repair needs its surrounding conditions considered; repeated patching without addressing continued movement may not provide the result you want.
A clear path to your estimate
- Share photos and describe the concern.
- Review the existing concrete and possible causes.
- Compare the appropriate repair or replacement scope.
